Charles Crossing is a 441 townhouse and single family home community located in Charles County, Waldorf, Maryland. CCHOA is a private HOA with a Property Management Staff and elected volunteer Board Members.

2020 NOTICE OF FEES INCREASE
The Board of Directors has determined that we would conduct a financial analysis of our expenditures and assessments to make the best decision for the CCHOA community and notify the homeowners as expeditiously as possible should there be a change in CCHOA's assessments. In review of the assessments, governing documents, and a need to increase the current assessments. Please click on the link "2020 Increases" to see the changes.

COMMUNITY & COUNTY ROADS
Attention residents, after speaking with the County, it was brought to the HOA's attention that residents are not responsible for maintaining the trees along the curb. The responsibility falls on either the County or the HOA.
Placed on Bergamont Court & Cadwell Street also on Medfield Court & Senna Court
The HOA or the residents can call the County to submit a work request to have the trees trimmed when needed. The work request provides maintenance to the trees in the common areas/in front of the homes, except the following:
- Collier Place
- Esser Place
- Larson Place
- Miranda Place
- Moffitt Place
- Omega Place
The properties that are listed above will have their trees maintained by the Homeowners and/or the HOA. Again, Homeowner's are not responsible for the maintenance of the trees in the common areas and alongside the curb in front of their home.
The roads in the community are NOT the HOA's property. The HOA is responsible for common areas in the community such as: townhouse alongside the curb, community center and sidewalks in the common areas. The roads in Charles Crossing community belongs to Charles County. For more information, please contact The County's Public Works Department at 301-870-2778 and ask to speak with Mrs. April Knott.
New waste stations are being installed on Gossett Court, Nobility Court, Cadwell Street, Sedgewick Drive and Bergamont Court. As a reminder, please ensure you are utilizing our doggy waste bags and stations. These are in place so we can ensure that we maintain a clean and attractive neighborhood for all residents.
We are happy to announce the sheds have been approved!! You can find the amendment to the shed within the Governing Documents section in the "HOA Forms" tab. We have the Shed Regulations also available in the "HOA Forms" tab.
We have a Facebook page in addition to having access to our website, email and mail, we also wanted to add a social media page that you will be able to "like" and stay informed on current/upcoming events, newsletters, board meetings, and more! Message from Board of Directors
We have done a lot to improve our community over the years. We are considering a multitude of other projects to enhance our community amenities and raise our property values. In conjunction with our efforts as your Board, there are two things we would ask of you:
First, while we try to upgrade the appearance of the common areas, we need each of you to maintain your own homes to the standards as set forth in our covenants. Working together, we can have a premier community.
Second, we need to hear from you as homeowners! Please feel free to complete a survey as well as converse with us on our community message board.
